What is an EICR?
An Electrical Installation Condition Report is a formal inspection of a property's fixed wiring โ consumer unit, circuits, accessories, earthing, bonding โ assessed against the current BS 7671 standard. The output is a written report grading each observation:
- C1 โ Danger present. Immediate action required.
- C2 โ Potentially dangerous. Urgent remedial required.
- C3 โ Improvement recommended.
- FI โ Further investigation needed.
For landlords
Private landlords in England are required to have an EICR carried out at least every 5 years and to provide the report to tenants. Any C1, C2 or FI observations must be remedied within the timescales specified. We carry out landlord EICRs across Warwickshire and can work directly with letting agents if preferred.
For property sales
An EICR isn't legally required to sell a property, but it gives buyers confidence and can smooth a transaction โ particularly on older properties.
For homeowners
Recommended every 10 years for owner-occupied homes (or sooner after major renovation), and strongly recommended when buying an older property.

We can โ but we won't push it. If you'd rather take the report to another electrician, that's fine. We'll quote any remedial work separately and clearly.
Just to let us in and let us out, ideally a quick walk-through at the start. Most of the testing happens at the consumer unit.
Modern equipment is fine. We'll always flag and isolate anything sensitive before testing.
